Nearly every square foot of the 144 unit, 6-story affordable senior housing apartment high rise, Mayfield Manor, was overhauled for the $5.3 million, tenant-in- place renovation. Finalized in 2014, major renovations were completed in 9 months—3 months ahead of schedule.
KEYS TO SUCCESS:
- Team Selection: Select contractors and employees that advocate cross-functional teamwork; Subs must be respectful to the residents and reasonably accommodating to their unique needs.
- Communication with Building Management: Scheduling; Tenant Notifications; Utilities Shutdowns (i.e. plumbing); Addressing Tenant Concerns/Questions; Potential Issues with Tenants.
- Cleanliness: Hired professional cleaning company to clean units daily before tenants returned home; Mandated daily cleaning of all construction areas; Maintained clean site overall; General laborers removed debris throughout the day
- Comprehensive Planning: Included management, subcontractors, suppliers and employees; Overcommunicate and have backup plan in place
